SAN FELIPE DEL AGUA HOUSE

This spacious, modern three-floor house is in lower San Felipe del Agua, about 15 minutes from el centro in Oaxaca City. It’s in a peaceful side street in a convenient location off the highway going from the 8 Regions Fountain up into San Felipe del Agua.

The first floor has well lit common areas including a living room, dining room, kitchen, and half bath. Natural lighting enters through the large windows on the back side of the house. There’s a small yard with grass behind the house. In front is a 2 car garage with automatic garage door opener. There’s a small service area in front with a spiral staircase leading directly up to the servant’s quarters on the third floor.

The second floor has 3 large bedrooms. The master bedroom has a full bath and ceiling fan. There are two more bedrooms which share the full bath on the second floor as well. There’s nice woodwork on the stairway leading between the first and second floor of the house.

The third floor has the servant’s quarters including a bedroom and full bath. There’s a laundry area and a terrace with views of the surrounding landscape.

There’s a 10,000 L water cistern below, a 1,500 L water tank (tinaco) above, and good water pressure from a modern pumping and filtering system. There’s also a stationary gas tank on the roof. The house has generally oversized rooms compared to most Mexican builds.
