It is a 10-15 minute walk at a leisurely pace down to Rinconcito, Mazunte, and Mermejita beaches, and the same to all the shops, bars, and restaurants, or 20 minutes to the beautiful and legendary sunsets of Punta Cometa.

Ground Floor:

Features a fully equipped, open plan kitchen, refrigerator with small freezer, large 6 burner gas stove with oven, pantry, and a breakfast table with seating for 4. There is a comfortable lounge/reading area and second open plan dining area with a dining table to seat 6 people.

The spacious bathroom has 2 full-length mirrors, a hand-sculpted shower, and a standard flushing toilet. The cast iron Victorian bath tub pictured has plumbing ready to go should you wish to connect it.

The rear facing downstairs bedroom has one double bed which rests on a built in sofa. If the bed were removed, this room would make a beautiful study or office. There is a built in wardrobe with ample hanging space, built in hard wood book shelving, a desk, and two screened and shuttered windows. Additionally, the owner added a very special sleeping space, a built in short double/cabin bed with sliding screened doors, that is lovingly referred to as the “Hobbit Bed.”

Top Floor:

The balcony, with a drop-down desk for laptops, looks out over the surrounding area and stunning ocean views. It is quite possible you may find yourself tempted to spend much of your time upstairs. The huge open bedroom is currently set up for AirBnB purposes: 3 double beds to sleep up to 6 adults. It is a beautiful open concept room, and partition walls could easily be added to create 2 to 3 bedrooms if desired.

Construction Concept & Durability:

Casa Mariposas was built using local, natural materials including reclaimed tropical woods, a natural palm palapa roof, and thick clay/cobb freeform walls. The combination of this building technique, plus the multiple screened windows and open airflow spaces keep the house amazingly cool year round.

Added to this, the curved, 1 meter thick clay walls protect the structure against extreme weather. In a recent hurricane, the house sustained almost no damage at all. Just a few patches were needed to the palapa roof and some clay repairs at the front door.

Another great advantage: the property is hidden from the access roads, which gives a wonderful sense of privacy and remoteness.
