Casa Alejo Montemar is located 300m from Zipolite Beach, at the very top of a hill, with 360 degree views of the beach and mountains. Before Hurricane Agatha in 2022, the property was a profitable camp site and guests-only restaurant starting in 2010, and a palapa structure with four hostel rooms was added in 2018 for rent via Airbnb. The new owner could immediately occupy one of the many structures on the property, and rent the other spaces easily to the many visitors arriving to enjoy one of Oaxaca’s most popular beach destinations.
Additionally, there is over 1200m2 of empty space on the property where many new structures could be added such as an infinity pool, cabanas, apartments, hotel rooms, and more! So many options to generate income or build your dream home close to the beach.
Starting on the first floor, the main house has a large kitchen, bar, seating and dining areas with unobstructed ocean views. On the backside, there are two toilets, a sink, and shower which used to serve the four hostel rooms and the camping guests. The water tanks are nearby with a total capacity of 15,000 liters. Lastly on the first floor is a storage room where the washing machine, water heater, and cooking gas tanks are located.
Ascending the stairs to the second floor, the large main bedroom with ensuite bathroom is located to the left. Currently there are three beds located in the bedroom and the room also has ocean views. To the right of the stairs, a small room currently serves as a small home gym which also has beautiful ocean views. Continuing around the house from the gym is an unfinished concrete terrace with sweeping, unobstructed mountain views.
Another stair case leads up to the third floor which has a 360 degree view of the Zipolite beach in front and the mountains surrounding the rest. There are many options for this floor: it can be a communal space, more rooms for rent, a restaurant, and so much more. Also there is a storage bodega which is already plumbed for an additional bathroom. Above the third floor is a wooden staircase to a large palapa roof which can be additional bedroom. The wooden parts of the palapa are all in good shape, and only the palm leaf portion needs to be repaired in some places.
The downstairs apartment built in 2020 has independent access, a kitchenette, and its own bathroom. This apartment is ready to be rented out immediately for instant income. The septic for the entire property is located below the apartment and has never needed to be emptied. Alongside the apartment is a space where an infinity pool could be constructed. An inflatable pool was used in the space for many years where the guests were able to enjoy the endless ocean views and sunsets.
Up from the former pool area is a palapa that was constructed in 2018 that housed four hostel rooms. It can be returned to this style with some small upgrades, or it can be repurposed. The guests staying in the palapa hostel rooms used the facilities on the backside of the first floor of the main house.
On the other far side of the property, a camping area welcomed guests for over 10 years and can be easily restarted for income generation. Currently it is an empty space waiting for a new owner to give it a brand new vision. In addition, plumbing for drainage to the septic has been completed for this area and is ready for any new structures. This is part of over 1200m2 undeveloped land of the property.
